CHAPTER III · THE WAY WE WORK

CHAPTER III · PROCESS

Five chapters, from first sketch to final walk-through.

  1. 01

    Design

We start in the room, not in a spreadsheet. We walk the space with you, listen to how the household actually moves through it, then sketch the scope before we price anything.

  2. 02

    Estimate

Line-item estimates, honest about what's known and what isn't. No auto-quote. If a wall is load-bearing or a slab is uneven, you hear it from us before the contract.

  3. 03

    Permits

We pull the permits the City of Portland requires for the scope we signed. Structural, electrical, plumbing — handled, documented, ready for inspection.

  4. 04

    Build

One project lead, one schedule, one daily clean-up. We tell you what we did and what's next at the end of every working day. Change orders go in writing before any work changes.

  5. 05

    Punch-list & Warranty

We walk the finished work with you, write the punch-list together, and stand behind the build after move-in. Twenty years of doing this has taught us where to come back and check.

CHAPTER IV · PROJECT TYPES

What we take on.

Seven categories, each one specific. Pick the closest match — we'll confirm scope on the call.

  1. I

    Custom Home Building

New construction from your design or a design-build collaboration. Foundation through finish under one roof.

  2. II

    Whole-Home Remodeling

Multi-room renovations — kitchen, bathroom, entry, living room, office — coordinated as one project with one schedule.

  3. III

    Kitchen Remodel

Cosmetic through full-gut, including structural modifications, custom cabinetry, and stone countertops.

  4. IV

    Bathroom Remodel

Primary bath, hall bath, powder. Tile, stone, custom vanities, fixtures specified to last.

  5. V

Entry · Living Room · Office

Built-ins, millwork, fireplaces, daylighting. The rooms that get the most use, treated like they do.

  6. VI

    Custom Cabinetry

Built to the room, not pulled from a catalog. Drawer construction, finish, hardware — specified to the project.

  7. VII

    Stone Countertops

Slab selection, fabrication, install. Quartzite, marble, granite, quartz — sourced and fit on-site.

CHAPTER V · THE FIRM · SILVIU OLTEAN, OWNER

CHAPTER V · ABOUT

Twenty years of Portland homes, one builder at a time.

Oltean Construction is owned and operated by Silviu Oltean. We build custom homes and remodel the homes Portland already has — kitchens, bathrooms, entries, living rooms, offices — across the greater Portland metro.

Twenty years on the same trade teaches you which corners not to cut and which questions to ask before the first wall comes down. We build the rooms our clients actually live in, not the ones a template suggests.

    A-1.0 · DRAWING LIST · PROCESS

How a project moves through this office.

A construction set has a drawing list. So does the way we run a project. Each row hovers a dimension line beneath it; that's the scope of the phase.

    A-1.7 · PROJECT TYPES

Project types this office takes on.

    A-3.0 · THE FIRM

The principal, the crew, the metrics.

Section-cut through the office. A draftsperson's heavy line sweeps left to right; the detail flag plants on the right. That is the discipline this firm runs on.

    A-5.0 · OWNER'S NOTES

    Homeowner notes from the binder.

Each note is anchored to a specific project sheet. We do not publish a note without a matching project record.

Real notes from real homeowners will be issued here on the firm's review; we do not fabricate quotes to fill space.

    A-0.0 · PROJECT INTAKE

    Start a project.

Five sheets. Each click commits to a project step. We respond inside two business days with a real human reply — no auto-quotes, no carnival copy.

A-1.0 What kind of project are you planning? DRAFT

KN 1 · We talk through type before quoting scope — the project type sets the drawing set we'll work from.

A-2.0 How deep does the work go? DRAFT

KN 2 · Scope decides whether we issue for permit; structural work always does.

A-3.0 When would you want to start? DRAFT

KN 3 · Schedules cut both ways — planning ahead gets you on the calendar earlier.

A-4.0 A real budget conversation, not a quote. DRAFT

KN 4 · We don't publish prices because price follows scope. Honest ranges save both sides time.

A-5.0 Issue the intake sheet. DRAFT

KN 5 · A real human reads every intake inside two business days. The next move is a site walk — no obligation, no pressure.
